Smithfield Foods and Lineage Logistics Unveil Fully-Automated, Next-Gen Distribution Center

New state-of-the-art facility in Olathe, Kansas – designed by Lineage Logistics and featuring its industry-leading technology – supports Smithfield’s sustainability, customer satisfaction and efficiency goals


Olathe, KS – Smithfield Foods, Inc., a vertically integrated global food company and one of the world’s largest pork producers and processors, and Lineage Logistics, LLC, the world’s largest and most innovative temperature-controlled REIT and logistics solutions provider, today announced the opening of an automated, next-generation distribution center in Olathe, Kansas.

Lineage designed and built the new facility to enhance Smithfield’s complex distribution network, which supplies thousands of destinations with frequent shipments of protein in varying quantities. Spanning nearly 20 million cubic feet with over 62,000 pallet positions, the distribution center’s innovations provide new levels of operational efficiency and reliability via automation.

At the facility’s core are 18 automated cranes that move inventory into, out of and within the facility, which also features one of the largest temperature-controlled layer-picking systems in the world. Layer-pickers disassemble and reassemble pallets of goods, a process previously performed manually. As a result, the robotics and software fully automate over 97% of the product movement through the facility.

Lineage sponsored academic research in mathematics to determine how to schedule and dispatch components in the facility, increasing throughput capability. Computer vision systems automatically identify the contents of each pallet, decreasing the building footprint. Lineage’s technology teams refined the robotic layout in simulation, stress-testing it against high growth, food holidays and even March 2020 panic-buying.

The facility also features Lineage’s patented blast cell technology (US Patent #10,663,210) that reduces freeze time and energy use by approximately one-half relative to traditional blast cells, aligning with Smithfield’s industry leading commitment to sustainability. Smithfield has pledged to become carbon negative, reduce GHG emissions 30% and halve food waste in its U.S. company owned operations by 2030.

This platform in turn seamlessly interacts with the operating software to ensure the tasks are prioritized for the requisite appointments to maintain the highest level of throughput and productivity. Financial terms of the transaction were not disclosed.

Founded in 1941 and headquartered in Vaughan, Ontario, VersaCold is a cold chain leader that runs 24 temperature-controlled facilities comprising 114 million cubic feet of storage and 361,000 pallet positions. Its strategically-positioned network spans nine provinces and includes properties in Canada’s most populous metropolitan markets—including Toronto, Calgary, Vancouver, Edmonton, and Montreal. VersaCold also offers an integrated, asset-based inbound and outbound temperature-controlled transportation solution that operates out of nine terminals across the country and provides coast-to-coast service capabilities.

Lineage Logistics Next-Generation Automated Cold Storage Facility to Provide Global Food Chain Hub for JBS USA

Novi, MI – Lineage Logistics, LLC (“Lineage” or the “Company”), the world’s largest and most innovative temperature-controlled industrial REIT and logistics solutions provider, today announced the construction of a next-generation automated cold-storage facility in Windsor, Colo., on behalf of JBS USA (“JBS”), a leading global food company.

Lineage designed an automated facility spanning more than 200,000 square feet that will provide JBS with expanded blast freezing and storage capacity, as well as rail access to support the shipment of export products to ports located on the West Coast. The facility will join Lineage’s growing network of fully automated facilities worldwide.

The new facility will be built on land purchased by Lineage within the 3,000-acre Great Western Industrial Park (GWIP). Owned and operated by rail and real estate developer The Broe Group, the strategic GWIP site will be rail served by The Broe Group’s transportation affiliate, OmniTRAX,  which owns and operates a network of 24 regional and shortline railroads across North America. OmniTRAX will design, build and operate a custom intermodal rail solution for the new facility that unlocks bulk shipment efficiency and enables worldwide reach.

Lineage and JBS worked closely with the Town of Windsor, CO and Upstate Colorado Economic Development to secure this project. As a result of this public-private collaboration, the facility will result in a $102.9 million, 10-year net fiscal benefit to the Town that will support further economic development of the region, including the creation of 80 permanent jobs.

Lineage Logistics Teams Up with Mirvac to Develop Landmark Cold Storage Warehouse in Western Sydney

Proposed 36,000 sqm state-of-the-art facility will address growing cold storage demand and boost New South Wales economy

Sydney, Australia – Lineage Logistics, LLC (“Lineage” or the “Company”), the world’s largest and most innovative temperature-controlled industrial REIT and logistics solutions provider, today announced it has entered an agreement with Mirvac, a leading Australian property group, to develop a landmark cold storage warehouse in western Sydney, subject to planning approvals

“This proposed facility is a game changer for Lineage in Australia in terms of serving new and existing customers,” Jeff Hogarth, Senior Vice President Asia Pacific at Lineage, said.

“Expanding our footprint in the important Sydney market has been a long-term strategic goal for the company, and we’re pleased to partner with Mirvac on this exciting project.

“The scale of the facility combined with our industry-leading technology and innovations will help our customers better navigate increasing supply chain demands both domestically and internationally.

“This major investment in the NSW food supply chain will allow the fast and secure delivery of fresh food produce to our customers. It also links producers in NSW to the rest of Australia and important international markets,” he said.

Mr. Hogarth said the development had the potential to create a significant number of jobs and contribute to the ongoing economic development of Western Sydney.

Lineage will purchase a prime seven-hectare land parcel in Mirvac’s Aspect Industrial Estate at Kemps Creek where it plans to develop an automated facility comprising 50,000-pallet positions and an 18,000-pallet position manual warehouse for retail operations. It is envisaged the 36,000 sqm facility will feature 43 loading docks and 235 carparks.

The facility will be situated in a rapidly growing development corridor near the new Badgery's Creek Airport and will involve the construction of significant new road infrastructure. The site is adjacent to major retailers and distribution centres for Australian and international brands.

Lineage’s industry-leading automation technology, which is set to be installed at the new facility, increases storage density, maximizes capacity, provides real-time inventory management, and keeps food safe, while simultaneously reducing energy consumption.

“Lineage’s growing automation presence comes at a critical time for the cold chain sector as the Covid-19 pandemic has accelerated changes to operations, particularly when it comes to managing our workforce,” Mr. Hogarth said.

He said Lineage as an internationally integrated company was acutely focused on further building out our Australian and regional footprint so customers could take advantage of Lineage’s leading global end-to-end logistics capability.

The proposed facility is subject to the receipt of the relevant planning approvals from NSW Department of Planning and Environment.  

The sale was negotiated by CBRE’s Industrial and Logistics Regional Director – Cameron Grier.

Through the acquisition of these four facilities, Lineage will add nearly 38 million cubic feet of capacity and over 113,000 pallet positions in the United States. These facilities will add to Lineage’s existing footprint of over 400 strategically located facilities totaling over 2 billion cubic feet of capacity across 19 countries.

Surging Customer Demand Drives Major Expansion of Lineage Logistics’ Footprint in Vietnam

Hanoi, Vietnam - Lineage Logistics, LLC (“Lineage” or the “Company”), the world’s largest and most innovative temperature-controlled industrial REIT and logistics solutions provider, today announced it is more than doubling the capacity of its Bac Ninh, Hanoi facility.

The facility will be expanded from 8,000 to 20,000-pallet positions to meet surging demand from customers servicing Vietnam’s growing perishable food sector.

The facility is used to store and distribute frozen, chilled, and ambient food products to northern Vietnam’s major regional centres and store food products for export, particularly seafood.

“The Hanoi facility expansion will further broaden our reach across Vietnam and Asia more broadly due to its prime location on the key trade routes with China and Southeast Asia,” Jeff Hogarth, Lineage’s President of Asia Pacific, said.

“Vietnam is a key food production and distribution hub, so this is a strategic expansion that will benefit customers across the region.

“We also see great potential for further expansion in Vietnam, given the region’s under-developed cold store supply chain, growing customer demand for high quality logistics solutions and growing income levels, spurring consumption of more perishable goods.”

The expanded facility will incorporate solar panels as part of the Company’s ongoing commitment to sustainability.

In addition to the economic boost provided by the construction of the facility’s extension, Lineage Logistics will create 50 new long-term jobs to operate the facility.

Lineage Logistics’ Vietnam team has adapted throughout the Covid-19 pandemic, including staffing two Lineage facilities in Ho Chi Minh and Binh Duong to run continuously for three months to ensure essential foods were distributed to Vietnamese citizens.

Lineage acquired real estate in Hvidovre in June 2020 and will now operate the cold storage facility

The Hvidovre site is strategically located near central Copenhagen and Copenhagen Airport, and is rapidly developing into a major business district

Novi, MI and Amsterdam – January 11, 2022 – Lineage Logistics, LLC (“Lineage” or the “Company”), one of the world’s leading temperature-controlled industrial REIT and logistics solutions provider, today announced the transition of operations at Kanalholmen 15, a site it acquired in June 2020 and has since leased to a third party, with the acquisition of Agri-Norcold’s business at the site.

The Kanalholmen 15 property totals 22,000 square meters and counts a number of customers in the retail and food sector.

The Avedore acquisition follows a string of acquisitions in Denmark and Norway. Lineage Logistics entered the Nordic market in 2020 and has since acquired Claus Sørensen, a major cold storage operator in Denmark, Lundsøe Køl & Frys A/S with cold-storage facilities in Northern Jutland and in Aarhus, Super Frost Sjælland ApS, and Coldstar ApS.

In total, Lineage’s Nordic footprint now comprises nearly 1.5 million cubic metres and 304,700 pallet positions across 17 facilities.

Acquisitions of H&S Coldstores and Frigocare Rotterdam BV bring additional cold-storage capacity to the Company’s leading facility footprint in Benelux

Novi, MI and Amsterdam – 11 January 2022 – Lineage Logistics, LLC (“Lineage” or the “Company”), one of the world’s leading temperature-controlled industrial REIT and logistics solutions provider, today announced the acquisitions of Van Tuyl Logistics, H&S Coldstores and Frigocare Rotterdam BV. These strategic transactions will strengthen Lineage’s portfolio of end-to-end logistics solutions in the region and grow Lineage’s presence in the Netherlands by more than 250,000 cubic metres of capacity.

Van Tuyl Logistics is a Dutch provider of temperature-controlled logistics based in Gameren that provides refrigerated and frozen transport, employing a modern fleet of 60 trucks and 90 trailers with a self-owned repair station, as well as warehousing services for 30,000 pallet spaces at different temperatures, and a real estate holding division.

Lineage also acquired Dutch provider H&S Coldstores and its logistics forwarding business from the H&S Group, Europe’s largest intermodal Liquid Food operator.

Headquartered in Beneden-Leeuwen, Netherlands, H&S Coldstores provides end-to-end juice supply chain services, including transport, warehousing, customs, production, processing, laboratory testing, and packaging solutions. H&S Group also offers a pan-European network of more than 250 privately owned and subcontracted vehicles, and more than 1,500 tank units for the liquid foodstuff industry.

In total, this acquisition will add a capacity of 48.000 tonnes to Lineage’s footprint in Europe. The Dutch H&S Coldstores facilities in Elst and Tiel will be moved to a new location in a newly built facility, closer to other existing facilities in Beneden-Leeuwen. This new cold store near the port of Rotterdam will be operational by mid-2022. This new facility complies with the highest LEED/BREEAM status, and will make use of solar energy.

Finally, Lineage also announced today the acquisition of the Dutch facilities of Frigocare Rotterdam BV, a company specialized in handling imports of frozen fish mainly from the North Atlantic and Asia to the Port of Rotterdam. The facility is located near an existing Lineage facility in the same harbour and will add 15,000 pallet positions in its 20,000 square metre warehouses to Lineage’s operations in Rotterdam.

The new capital will strengthen Lineage’s balance sheet and will fuel Lineage’s investments in industry-leading technology, including automation and proprietary software tools that help to improve supply chain efficiencies. It will also be used to fund Lineage’s growth through greenfield developments, facility expansions, and investments in clean energy initiatives.

Lineage Logistics Expands through Auscold Logistics Acquisition in South Australia

Auscold Logistics acquisition enhances Lineage’s facility footprint and ability to provide South Australia linehaul solutions

Best-in-class temperature-controlled transport and storage assets provides more capacity and options for Lineage’s Australian customers


Australia - Lineage Logistics LLC, a leading global temperature-controlled industrial REIT and logistics solutions provider, today announced it has acquired Auscold Logistics, a major South Australian transport and warehousing company. Financial terms of the transaction were not disclosed.

The acquisition includes a state-of-the-art warehouse in Adelaide and a fleet of over 70 GPS tracked, temperature-controlled trucks, providing customers daily dry, chilled and frozen transport to Australia’s capital cities and major regional centres. The integration will complement Lineage’s regional distribution centre in Adelaide, providing Lineage’s customers with a total of 32,000 sqm of cold storage capacity and 27,700 pallet positions across the two facilities.

The Auscold Logistics business offers a full suite of quarantine-approved, multi-temperature storage across more than 11,000 frozen and refrigerated pallets and a 3,600sqm chilled cross dock area. Additionally, the South Australian company transports goods including confectionery, pharmaceutical products, and frozen, chilled and fresh produce.

“The Auscold business will broaden our reach across the nation, particularly in southern Australia, and greatly benefit South Australian businesses’ supply chains,” Mr Jeff Hogarth, Senior Vice President Asia Pacific at Lineage, said.
